At FCI India, our design philosophy begins with understanding these physical realities before we put pen to paper. A Process Built for Mumbai Projects
Mumbai projects have specific site and regulatory complexities that generic design processes do not account for. Our process has been refined over 25 years to move efficiently through these realities.
Discovery & Site Analysis
We begin with a detailed site survey — capturing existing dimensions, structural elements, natural light patterns across the day, prevailing wind direction, moisture readings in walls and floors, and society/BMC restrictions that will govern the design. In Mumbai, this due diligence prevents expensive surprises mid-project.
Concept & Space Planning
Space planning in Mumbai requires creative problem-solving: most apartments are narrower and deeper than equivalent square footage in other cities. We use 3D modelling from the outset so clients can walk through their space digitally before any commitment is made. Material and finish selections are presented in context, not on isolated sample boards.
Execution & Handover

Choosing Materials for Mumbai’s Climate
Material selection for a Mumbai home is not simply an aesthetic decision — it is a technical one. The city’s average humidity of 68% (rising to 90%+ during monsoon), average annual temperature of 27°C, and coastal salinity all affect how materials age. Our materials and finishes specialists apply this knowledge to every specification.
Flooring
Marble and stone remain the most appropriate flooring for Mumbai interiors — they stay cool underfoot in the heat and are unaffected by humidity. We specify white Carrara for coastal properties with caution: the calcite matrix is susceptible to salt and acidic cleaning products. Nero Marquina and darker limestones are more forgiving. Where timber is desired, engineered oak on waterproof substrate is specified over solid timber, which will cup and gap through humidity cycles.
Wall Finishes
Limewash and breathable mineral paints outperform standard latex paint in high-humidity rooms. For feature walls, Italian Venetian plaster — applied by our trained artisans — provides texture and moisture regulation simultaneously. Wallpapers are specified only where rooms are fully air-conditioned; vinyl-backed wallcoverings are used in preference to natural fibre backings in any application near exterior walls.
Joinery & Cabinetry
All bespoke joinery produced in our workshop uses marine-grade MDF as the substrate for painted finishes and kiln-dried hardwood for veneer and solid applications. Moisture-resistant adhesives and sealed rear panels on all wall-hung units prevent moisture ingress from external walls. Our metal hardware is specified in solid brass or stainless steel — never zinc alloy, which corrodes within two monsoons in coastal zones.
Fabrics & Upholstery
Upholstery in Mumbai needs to withstand both humidity and aggressive air-conditioning cycling. We source performance-grade European fabrics with UV inhibitors for sea-facing rooms and moisture-resistant backing treatments for all upholstered pieces. Natural linen and cotton are specified for non-coastal interiors; Sunbrella-grade fabrics for any external or semi-external seating.

We prepare the required drawings, structural engineer certifications, and application documentation. This is included as part of our full-service project management offering — our clients do not need to interface with these bodies directly unless a personal appearance is specifically required by a society committee.
Can you design a sea-facing apartment in Mumbai to resist salt corrosion?
Absolutely — this is a core part of our specification knowledge. For properties within 500 metres of the waterfront (Worli Sea Face, Marine Drive, Carter Road, Versova), we specify marine-grade hardware throughout, powder-coated aluminium or anodised profiles for any metal elements, sealed stone with marine-grade sealant, and avoid all mild steel components in exposed locations. Air treatment systems with salt filtration are also recommended for properties on high floors with cross-ventilation designed to maximise sea breezes.
