Internal fittings are specified around your wardrobe requirements: full-length hanging, double hanging, folded storage, shoe storage, drawer units, and safe installation. Materials range from painted MDF with lacquer finish to solid oak veneer, walnut, and satin brass hardware. Soft-close mechanisms on all drawers and doors as standard.
Built-In Cabinetry
TV units, entertainment walls, home bar cabinetry, sideboard alcoves, and utility room storage — all designed to sit within the architecture rather than in front of it. We use structural reveals and precise ceiling upstands to make built-in cabinetry look like it was always part of the building. Integrated LED lighting, cable management, and equipment cooling ventilation are specified at the design stage, not retrofitted.
Wall Panelling
Fluted panels, shaker-style panelling, full-height door surrounds, dado panelling, and bespoke geometric pattern work. Wall panelling transforms the character of a room and can conceal storage, doors, and services behind a coherent architectural surface. Our panelling is manufactured in moisture-resistant MDF, finished in limewash paint, high-gloss lacquer, or veneered in your choice of timber species.
Library Units & Bookcases
Bespoke library walls are among the most transformative joinery elements in a Mumbai apartment — and one of the most technically demanding to install correctly in buildings with non-plumb walls and non-level floors. Our library units are designed with adjustable shelving, integrated lighting, and optional rolling library ladder systems. Humidity & Moisture Management
All FCI joinery uses moisture-resistant (MR) grade MDF or marine-grade plywood as substrate — never standard MDF, which absorbs moisture and swells at joints. Rear panels on all wall-hung joinery are sealed on both faces before installation and held away from the wall surface by a minimum 10mm air gap to allow air circulation. All carcass joints use waterproof PVA adhesive. Internal surfaces of wardrobes used for clothing storage are finished in a breathable paint that resists mould growth without trapping moisture.
Termite-Resistant Treatment
Termite infestation is a real risk in Mumbai, particularly in older buildings, ground-floor apartments, and properties near the mangroves of Bandra, Andheri, and Versova. All FCI joinery receives a factory-applied borate treatment to carcass and structural members before finishing — this is a colourless, odourless treatment that provides permanent termite resistance without the health concerns associated with older chemical treatments. We also recommend soil treatment of the installation floor prior to any ground-floor joinery installation.
Space-Efficient Solutions
Mumbai apartments are compact by global luxury standards — a 2,500 sq ft apartment in Bandra West is considered generous. Our joinery designs prioritise storage efficiency: every centimetre of a floor-to-ceiling wardrobe is usable, corner units are designed with pull-out carousels rather than dead corners, and under-stair storage is treated as a design feature rather than an afterthought.

Site Survey & Brief
We measure every space to be joineried with laser precision, recording existing services, structural elements, and access constraints. The brief covers functional requirements, material preferences, storage needs, and lifestyle context. This information forms the design brief — not a catalogue selection, but a custom problem statement.
Design & 3D Approval
We produce detailed 2D drawings and 3D visualisations of every joinery element. Clients review and approve these before any material is ordered or manufacturing begins. This stage typically involves two or three review rounds. Material and finish samples are provided physically — not as digital renderings — before final sign-off.
Production & Installation
All production occurs in our own workshop under our own quality control. Installation teams are FCI-employed, not subcontracted — this matters for quality and accountability. Installation is followed by a snagging inspection attended by the project manager, after which a 5-year structural warranty is issued. Post-installation adjustments are handled within the warranty period at no charge.

Marine plywood is a better substrate for high-moisture areas (kitchen base units, bathrooms) — it has no voids in its cross-sections and uses waterproof adhesive throughout. Solid timber is the premium choice for any visible surface where the natural grain is the design intent — it is dimensionally less stable than sheet materials but incomparable in quality and longevity when properly specified.
How do I protect joinery from termites in a Mumbai apartment?
Prevention is the only effective strategy — treatment after infestation has occurred requires dismantling joinery and soil treatment, which is expensive and disruptive. FCI applies borate-based treatment to all joinery during manufacturing. For existing joinery, a drill-and-inject treatment can be applied without dismantling the units.
