Choosing curtains for a Mumbai apartment is not a decorating decision — it is an engineering decision with decorating consequences. The city’s climate places demands on soft furnishings that most fabric manufacturers design around, not for. Intense UV from a subtropical sun, salt-laden sea air in coastal neighbourhoods, humidity that peaks above 90% during the June–September monsoon, and the thermal cycling of air-conditioned interiors against hot external walls all conspire to destroy the wrong fabric within eighteen months. After more than sixty years of furnishing Mumbai’s finest homes, FCI’s soft furnishings team has developed a rigorous approach to curtain specification. Here is what you need to know.
Understanding Mumbai’s Climate Challenges
UV Radiation
Mumbai receives intense solar radiation year-round. West-facing windows — which includes most sea-facing apartments in Worli, Bandra, Juhu and along Marine Drive — receive direct afternoon sun that will bleach, weaken and rot inadequately specified fabrics within one or two monsoon cycles. UV damage is not always visible immediately; it manifests first as weakening of the textile structure, then as fading, then as tearing at the heading tape.
Monsoon Humidity
Between June and September, Mumbai’s relative humidity rarely drops below 80% and frequently exceeds 95% overnight. Fabrics that absorb moisture — natural linens, unlined cottons, raw silks — will stretch, shrink, develop mildew and lose their drape. Curtains in rooms with inadequate ventilation or air conditioning can develop permanent musty odours within a single monsoon season.
Sea Air and Salt
Sea-facing apartments in Cuffe Parade, Napean Sea Road, Walkeshwar and the entirety of South Mumbai’s western coastline receive salt-laden air that corrodes metal hardware and degrades natural fibres faster than inland locations. Curtain tracks, poles, rings and tie-backs require corrosion-resistant specification; fabrics must be rinsed or dry-cleaned more frequently.
The Right Fabrics for Mumbai Windows
Sheer Layer: UV-Stabilised Voile or Dim-Out Linen
The sheer layer — the inner curtain that diffuses light during the day — does the heaviest UV work. We specify solution-dyed polyester voiles or linen-look sheers with UV inhibitors built into the fibre at manufacture level. These retain their colour and tensile strength far longer than conventionally dyed naturals. For sea-facing rooms, a dim-out linen weave adds solar control without blackout.
Blackout and Thermal Lining
Lined curtains are not a luxury in Mumbai — they are maintenance. The lining takes the UV hit, protecting the face fabric and extending its life by three to five times. We use a humidity-stable thermal lining that also reduces heat gain, lowering the load on your air conditioning. For bedrooms in east-facing high-rises where early monsoon sun arrives at 5:30 am, a blackout interlining is essential.
Face Fabrics We Recommend
- Performance velvet — solution-dyed, tightly woven, naturally moisture-resistant; excellent for living rooms away from direct sun
- Treated linen blend — linen aesthetics with polyester reinforcement; suitable for rooms with sheer inner layer
- Silk dupion — beautiful but requires careful placement away from direct UV; pair with a UV-protective lining
- Technical weaves — acoustic and solar-control fabrics in luxury textures; increasingly popular for home offices

Motorised vs Manual: Making the Right Choice
This is the question we field most often. The answer depends on window size, lifestyle and how the room is used.
When to Choose Motorised
- Floor-to-ceiling windows above 2.8 metres — manual operation becomes impractical
- Hard-to-reach windows over furniture or on stairwells
- Rooms where you want automated sunrise/sunset operation — particularly useful in sea-facing rooms to manage morning glare without rising
- Smart home integration — we install Somfy, Lutron and KNX-compatible motors throughout Mumbai
- Multiple windows in an open-plan space where simultaneous operation adds drama and convenience
Our motorised blinds and curtain systems in Mumbai are installed with concealed wiring and can be retrofitted to most existing curtain tracks. We also cover motorised Roman blinds, roller blinds and venetian systems.
When Manual Works Fine
Standard windows in bedrooms and smaller rooms used by a consistent household are perfectly served by a quality manual system. The key is specifying a corrosion-resistant track — aluminium or stainless steel, never standard steel — with smooth-gliding carriers that won’t jam when humidity causes minor swelling.
Sea-Facing Windows: Special Considerations
Apartments with an Arabian Sea view are Mumbai’s most prized — and most punishing on furnishings. Beyond UV and salt, the wind pressure during monsoon can be significant; poorly hung curtains will billow, stress their headings and potentially pull tracks from walls. We specify:
- Weighted hems to maintain drape under wind pressure
- Heavy-duty track fixings — not standard plugs but anchor bolts into reinforced walls
- Extended return on tracks to eliminate side light leakage
- Regularly spaced tie-backs for when you want curtains open against the wind
For a full picture of what these apartments require, our luxury curtains and soft furnishings service in Mumbai includes an in-home assessment before any specification is made.
Heading Styles and Proportions
Mumbai’s best apartments — particularly those in Altamount Road, Little Gibbs Road and the high-rise towers of Lower Parel and Worli — have generous ceiling heights that demand curtains hung from ceiling to floor. The heading style should match the room’s character:
- Pinch pleat — formal, structured; suits traditional and Art Deco interiors
- Wave/S-fold — contemporary, clean; the correct choice for minimalist high-rise interiors
- Eyelet — relaxed; better for casual spaces and children’s rooms
- Goblet pleat — dramatic, luxurious; requires generous fabric allowance (2.5x width)
Blinds as an Alternative or Complement
For kitchens, bathrooms and compact study areas, a well-specified blind often outperforms curtains. Roman blinds in performance fabric offer a clean aesthetic; roller blinds with solar-control fabric are the most practical choice for offices. In living spaces, a layered approach — motorised roller blind for daytime privacy plus full-length curtains for evening — gives maximum flexibility and is increasingly what FCI specifies for new-build luxury apartments in Prabhadevi and Mahalaxmi.
Care and Maintenance in Mumbai
Even the best-specified curtains require a maintenance schedule in Mumbai. We recommend:
- Steam cleaning every six months — removes salt residue without stressing fabrics
- Track lubrication annually — prevents carrier wear and noise
- Motor service every two years for motorised systems
- Lining inspection after each monsoon — replace lining before face fabric is affected
